A fire door can hold back smoke and flames only if every part of it works together. That includes the lock. Fire door lock regulations are not simply about fitting a strong lock to a solid door. They are about protecting the fire-resisting performance of the door while ensuring people can leave the building quickly and safely.
For homeowners, landlords and business owners, this can feel like a technical area with little room for error. The practical starting point is straightforward: a locked fire door must still close, latch and provide an appropriate means of escape for the people using the building.
Why the lock matters on a fire door
A fire door is a tested assembly, not just a heavier door leaf. Its frame, hinges, closer, seals, glazing, latch and lock all affect how it performs in a fire. A lock that has not been tested or specified for use on that door can weaken the assembly, prevent full closure, or create a route for smoke and fire to pass through.
The other concern is escape. A lock that keeps intruders out but leaves occupants searching for keys in an emergency is not a sensible solution on an escape route. The correct arrangement depends on the building, who uses it and where the door sits within the escape plan.

Building Regulations also influence the design of fire doors and escape routes, particularly when a building is constructed, converted or substantially altered. Approved Document B provides guidance in England, but the exact requirements depend on the layout, use and height of the building. For premises in Hampshire and Surrey, the same national framework applies, but the solution still needs to be specific to the property. Listed buildings, converted houses, mixed-use premises and older communal entrances often need particularly careful assessment.
Escape must be quick and intuitive
The essential principle is that people must be able to get out without delay. On many escape doors, this means the exit side should open without a key. A thumbturn cylinder can be suitable in some private residential situations, but it is not a universal answer. It may be unsuitable where it creates a security risk, where vulnerable people could operate it, or where the door is part of a more complex escape strategy.
In public buildings or areas used by people unfamiliar with the premises, panic exit hardware is often required. This is commonly a panic bar or push pad designed to open when pressure is applied. In workplaces where all users are trained and familiar with the route, emergency exit hardware may be acceptable instead. These products are generally specified to different standards, including BS EN 1125 for panic exit devices and BS EN 179 for emergency exit devices.
The key point is that a locked escape door must not depend on someone finding the right key, remembering a code or waiting for another person to release it.
Locks and latches must be fire-rated and compatible
A fire door normally needs a positive latching action so that it remains shut against the frame during a fire. A latch or lock case should be suitable for the required fire rating and compatible with the door’s certification or manufacturer guidance.
Fitting a mortice lock involves cutting into the door, so poor workmanship can remove too much timber from a critical area. Intumescent protection around the lock case may also be required. This material expands when exposed to heat, helping to protect the opening made for the lock. The correct detail depends on the door type and the hardware specification.
Changing the lock on a fire door is therefore not the same as replacing a standard household lock. A locksmith should check the door construction, lock position, existing hardware and how the door closes before recommending a replacement.
Electronic access control needs extra care
Electronic locks, keypads, fobs and magnetic locks can provide useful access control for offices, communal entrances and secure areas. They can also create serious risks if they are poorly designed or installed.
Where an electronically locked door forms part of an escape route, occupants must be able to release it immediately from the escape side. The arrangement may need an emergency release unit, suitable signage and integration with the fire alarm system. It should also be considered what happens during a power failure. Depending on the system and the fire strategy, a lock may need to release automatically or retain power long enough to allow safe exit.
Do not assume that a green break-glass unit alone makes an installation compliant. Its position, operation, cabling, alarm interface and the building’s evacuation plan all matter. Access control on a fire door should be planned by competent professionals, not added as an afterthought once the door is in place.
Common mistakes that put people at risk
The most frequent problem is fitting a convenient security device that prevents the door from closing properly. Surface bolts, chains, unapproved locks, poorly aligned keeps and oversized cylinders can all interfere with the fire door’s intended performance.
Another common issue is wedging a fire door open because it is inconvenient. A fire door only protects when it is closed. If it needs to remain open for access or ventilation, it may require a suitable hold-open device linked to the fire alarm system, rather than a wedge or doorstop.
Property managers should also watch for damaged closers, missing intumescent strips, loose hinges and doors that scrape on the floor. A compliant lock cannot compensate for a fire door that does not shut fully into its frame.
Checks for landlords and business owners
Fire door safety should form part of planned maintenance, particularly in shared residential buildings, shops, offices and managed properties. Keep clear records of inspections, faults and repairs. This demonstrates that issues have been identified and acted upon, rather than left until an incident occurs.
When reviewing a locked fire door, ask three practical questions. Does the door close and latch fully every time? Can the intended users escape without a key or specialist knowledge? Has every item of hardware been selected and fitted for that door and its fire-safety role?
If the answer to any of these is uncertain, avoid improvised fixes. A new lock may look like a small job, but the wrong choice can affect both life safety and insurance or compliance responsibilities.
